For first-time buyers, that maturity is actually an advantage: schools are established, transit routes are proven, and you're not gambling on a still-developing area.
Nepean also covers a lot of ground — from Barrhaven's northern edge to Bells Corners near the Kanata border — so "Nepean" can mean very different things depending on which pocket you're looking at.

Because so much of Nepean's housing stock is older, you'll often find more square footage and larger lots per dollar than in Ottawa's newer subdivisions — the tradeoff is budgeting for updates a newer build wouldn't need.
Bells Corners — Established, close to Kanata's tech corridor, good value on older homes with larger lots.
Centrepointe — Central location, walkable to Algonquin College and Baseline Station, a strong option if you want transit access without a long commute.
Crystal Beach / Lakeview — Closer to the Ottawa River, quieter residential streets, popular with young families.
Nepean's biggest advantage is central positioning — most parts of Nepean put you 20–30 minutes from downtown by car, and areas near Baseline Station or the Transitway can be faster and more predictable by transit. If you work in Kanata's tech sector, Bells Corners in particular cuts that commute significantly.
