Barrhaven vs Stittsville: Which Is Better for First-Time Buyers?
Both are popular Ottawa suburbs, but the better first-home choice depends on your budget, commute, housing priorities and the kind of community you want around you.
Quick answer
Barrhaven deserves a close look if you value a large selection of townhomes, extensive shopping, recreation and everyday convenience. Stittsville can be a strong fit if you want west-end access, trails, greenspace, a mix of newer and established neighbourhoods, and the character around Stittsville Main Street.
For a first-time buyer, I would not choose either community based on reputation alone. Compare the homes you can actually buy at your budget, the total monthly ownership cost and the commute you will make on a normal weekday.
1. Housing choice
Barrhaven offers condo apartments, condo townhomes, freehold townhomes, semis and detached homes across communities built over several decades. Stittsville also mixes established streets with newer subdivisions and a range of townhomes and detached homes.

2. Your commute can decide this for you
Barrhaven sits in southwest Ottawa. Stittsville is farther west, beside Kanata. That difference matters. A home that looks perfect on Saturday can feel very different when you test the trip to work during a weekday rush.
Before making an offer, test the actual route from the property at the time you normally travel. If you work from home, compare how often you still need to reach downtown, Kanata, the airport or other parts of Ottawa.
3. Convenience vs community feel
Barrhaven is difficult to beat for sheer quantity of shopping, services, restaurants and recreation within the broader community. Stittsville has plenty of everyday amenities too, while offering a different atmosphere around Main Street, local businesses, trails and greenspace.
Neither is automatically better. The question is which environment fits the way you actually spend your week.
4. Compare the monthly cost, not just the list price
Two homes with similar asking prices can have very different ownership costs. Factor in the mortgage payment, property taxes, insurance, utilities, condo or association fees where applicable, and maintenance.
Use our Ottawa mortgage calculator, then review the down payment guide and closing cost guide before deciding what price range is comfortable.
